HUGE MOOREFIELD STATION DEVELOPMENT UNDERWAY IN ASHBURN

A new shopping center with restaurants and stores is part of the overall plan.

Drivers along Loudoun County Parkway have slowly watched as the vast tracts of empty land south of the Greenway have been bulldozed and graded. More recently, huge cement structures have taken shape — like giant walls rising out of an empty field. They are rightfully wondering what the heck is going on.

Brace yourselves, because that land will soon become the Moorefield Station development — a huge project that will incorporate homes, offices and retail right next to the future Ashburn Station metro stop on the Silver Line. Residents will be able to walk to the metro, a potentially huge draw. The big cement structures will apparently become lakes and walkways.

In this image from marketing materials by A.J. Dwoskin & Associates, you can see the tentative plan for the Moorefield Station development. While some of the dates listed may have changed, this is still the basic plan, including homes, retail and new roads.

According to preliminary documents, when Moorefield Station is complete, it will include more than 6,000 homes. Some of these are already built or underway — such as Atapco’s Westmoore townhome development (in pink on the map).

Moorefield Station will also include more than 200,000 s.f. of retail space — a true town center with shops and restaurants. In marketing materials, it’s called Moorefield Town Square. We have spoken to some of the parties involved in the project and they say no retailers have been signed yet. They expect to begin marketing the retail side of the project more aggressively later this year. Nearby — the Shops at Moorefield Village is already open and includes a Harris Teeter grocery store and some retail.

The Burn has received multiple messages in the past few weeks from people wondering what was going on at this location. Are they building a lake? Are they building a shopping center? The answer is yes and yes — and then some.

    Will be interesting to see what tenants they can get signed up. Some really great looking sites for restaurants with outdoor seating near the boardwalk around the Western lake. Moorefield Station cannot draw any retailers and about 5 years after it opened (or maybe more) still is only partially constructed with no hopes of the additional sections being completed anytime soon. Amazingly not one restaurant has gone in there which is really rare for a development like that (even a pizza delivery place).

    6,000 homes! Don’t think for a second that all these new residents will be taking Metro to work. Does anyone think our current road grid system can handle this type of rapid growth? Development – good, over development and gridlock – bad!

    Yes to new restaurants
    Yes to new businesses (even server farms)
    No to 6,000 homes in Moorefield Station (may 20% of that number max)

      Nothing recently. Still doing all the site work. Getting the land ready.
