LATEST SIGN TRADER JOE’S IS COMING TO ONE LOUDOUN

The former Fresh Market space has been divided up into the perfect size for a Trader Joe’s.

Everyone who reads The Burn has known for months now that rumors and reports have been building that Trader Joe’s, the iconic California-based boutique grocer, is looking hard at Loudoun County. As we reported last month, the strongest rumors have centered around the former Fresh Market space at One Loudoun. Today, we got the latest evidence that these rumors are about to come true.

As several skeptics have pointed out, the roughly 20,000 square foot space that used to be Fresh Market was a little on the large size for a Trader Joe’s. A TJ’s usually averages between 10,000 s.f. and 15,000 s.f., according to multiple online sources.

Well, today the leasing map for One Loudoun shows that the Fresh Market space has now been divided up. One of the spaces is now 13,076 s.f. and — wait for it — it’s labeled as “Grocery Store – Coming Soon.” Let’s repeat that: the powers-that-be at One Loudoun have cut up the former Fresh Market space into the perfect size for a Trader Joe’s and publicly announced that a new grocery store is coming there.

Folks, there aren’t that many grocery stores with a 13,000 s.f. footprint. ALDI stores tend to run 15,000-20,000 s.f. The new Lidl stores coming to the area start at around 30,000 s.f. There’s only one significant player at the 13,000 s.f. size that we can think of — and we both know who that is.

To be clear, we’ve heard from lots of sources — including merchants at One Loudoun and people with business connections to Trader Joe’s — that this is a done deal. But as far as we’re concerned, it’s not official until it’s official.

Of course, The Burn immediately reached out to spokespeople at both One Loudoun and Trader Joe’s. We got voicemails at the One Loudoun numbers. Our contact at Trader Joe’s, who is the nicest PR person we’ve ever dealt with, said what she always says — Trader Joe’s is always looking for good new locations and they are interested in Ashburn, but right now, she has no information about a store coming here.

She may not. But we bet someone does.

    There was a lot of activity & a dumpster outside when I stopped for Zoe’s yesterday. Was thinking the same thing.

    We saw the dumpster too. But no activity. What did you see? It’s probably construction crews starting to put up the demising wall between the two newly created spaces.

    I am moving from Reston to Ashburn this summer. We want TJ’s to welcome us to the new hood so that we feel right at home!.

    Just to remove any doubt, might there be a chance it could be Mom’s Organic Market? They seem to be sprouting up all over the Mid-Atlantic region.

    Went to the Reston Trader Joe’s this weekend. Staff there confirmed there is a new store opening in Ashburn, but they were unsure of where.

    I moved from the Reston/Herndon area and I live at One Loudoun and I wouhld welcome a TJs. I have to drive to Reston all the time, and it would be nice if TJ’s would get here. Leave the space alone it’s perfect for TJ. look at the space in Centerville it would be just just the right size!!!!

    You know, for a location that is famous for building a thousand townhouses in 4 and a half days (<— sarcasm, but not far from it), why is it taking so long to prepare a building, that already housed a grocery store, to open. It's been almost 7 months now.
