There is some interesting information circulating about the possible future of the Dulles Town Center. None of it is confirmed yet, but it could be our first hints of a future redevelopment for Loudoun County’s main indoor shopping mall.
The information is coming from construction industry sources, who, of course, closely track potential upcoming projects. It’s being called a “Mixed Use Redevelopment” at the Dulles Town Center. It’s reportedly only a “preliminary concept” that is “under consideration.”
The redevelopment plan includes the following:
- a hotel
- apartments
- new retail space
- a grocery store
- addition of green space
- repurposing of “big box” space
Big box space, of course, refers to huge, empty spaces left behind by department stores that have exited the mall, including Lord & Taylor, Nordstrom and Sears. Most recently, the Nordstrom space was used as a Loudoun County COVID vaccination clinic site.
Regular readers of The Burn will recall it was last November when we told you about possible big changes coming to the Dulles Town Center. The mall had new management — Centennial Real Estate out of Dallas, Texas — and the company is known for its redesign of struggling malls into dynamic “lifestyle centers” that feature more than just shops and restaurants.
Many of the items on the list above were speculated about last fall, based on projects Centennial was planning elsewhere. Now we see some of those same features and amenities attached to the Dulles Town Center.
As we said above, none of this information is confirmed by Centennial yet. We reached out for comment when we first heard about it 10 days ago, but so far, have not gotten a response. We hope to get more details as their plans come into focus.

Lived here since 1990 and have yet to go to this mall. Guess I’d better get there while its still a mall!
