Chipotle headed to Dulles Landing shopping center

It looks like the deal to bring the fast-casual Mexican restaurant Chipotle to the Dulles Landing shopping center has gone through. It will be a freestanding building, more or less on the north side of the Walmart store.

Regular readers may recall that back in March, The Burn predicted a Chipotle would be built there based on filings made with Loudoun County. It looks like those predictions were true.

The Beatty Companies, which owns Dulles Landing, now has Chipotle listed as a tenant on its website.

There are Chipotles all along the Route 7 and 267 corridors — from Purcellville to Ashburn, Sterling and down State Road 28.

But the Highway 50 stretch through southern Loudoun — including areas such Chantilly, South Riding, and Arcola — is a blank spot on the Chipotle map. This new location will solve for that.

As a freestanding Chipotle being built from the ground up, there is a good chance the location will feature a “Chipotlane” — a quasi drive-thru lane like the one that just debuted in Loudoun County at the new Chipotle at Leesburg’s Shops at Compass Creek development.

The Chipotlane isn’t a typical drive-thru. You can’t pull up and place an order on the spot. Rather, you place your order through the brand’s app and then swing through the Chiptolane to pick it up.

While this is good news, I suspect it will take a year or longer for the business to open its doors. I’m not crazy about the web app requirement for drive thru though as apps harvest an enormous amount of information which the company is then free to use as they see fit.

What Dulles Landing is painfully lacking is a REAL family style restaurant that serves REAL comfort food cooked from scratch! It would finally set the shopping center “on the map!”
