Marshalls department store making a move in Sterling

The Marshalls store in Sterling is going to be moving out of the Cascades Marketplace center — its home for many years — to a new location a few miles away. It’s the latest big box store to leave as the shopping center prepares for a major overhaul.

The Burn has learned that Marshall’s will be moving to the Dulles Town Crossing shopping center. It’s also sometimes called the Dulles Eastern Plaza. Names can be confusing.

That’s the center off Atlantic Boulevard near Nokes Boulevard where the new Raising Cane’s restaurant is located, as well as a Chili’s Grill & Bar, a McDonalds, a Best Buy, a World Market, and more.

Marshalls will be taking the 30,000+ s.f. spot that was formerly Value City Furniture. This is next door to the Ashley HomeStore, another furniture store.

Construction plans are still in the works and an employee at the current Marshalls location said they expect the move to happen sometime this year, but didn’t have a more precise timeframe.

Meanwhile, the future of the Cascades Marketplace center continues to be one of hope mixed with trepidation. Many retail stores and restaurants have left the center in recent years, leaving much of it vacant.

Just last month, The Burn reported that longtime tenant Bray & Scarff, an appliance store, was moving. Now its neighbor Marshalls is headed out too.

New management at Cascades Marketplace is planning to add a bunch of new residential housing — most likely townhomes, condos and/or apartments. The retail space in the center will shrink and become more compact, as they work to create a walkable mixed use center.

Just a few weeks ago, Local Provisions opened for business in the center. The new restaurant is already generating a lot of buzz and area residents are hopeful it’s a sign of things to come.
