{"id":6429,"date":"2018-06-02T10:14:02","date_gmt":"2018-06-02T14:14:02","guid":{"rendered":"http:\/\/theburn.com\/?p=6429"},"modified":"2018-06-02T10:14:02","modified_gmt":"2018-06-02T14:14:02","slug":"first-glimpse-new-ashbrook-marketplace-center","status":"publish","type":"post","link":"https:\/\/www.theburn.com\/2018\/06\/02\/first-glimpse-new-ashbrook-marketplace-center\/","title":{"rendered":"FIRST GLIMPSE OF NEW ASHBROOK MARKETPLACE CENTER"},"content":{"rendered":"<p class=\"p1\">Way back in August 2017, <a href=\"http:\/\/theburn.com\/2017\/08\/03\/ashburn-getting-second-lidl-grocery-store\/\" target=\"_blank\" rel=\"noopener\">The Burn broke the news<\/a> that Ashburn was getting a <strong>second Lidl grocery store<\/strong> \u2014 this one coming to the soon-to-be built <strong>Ashbrook Marketplace<\/strong> shopping center. Now, we\u2019ve gotten a <strong>first glimpse<\/strong> of what the future center will likely look like.<\/p>\n<figure id=\"attachment_6431\" aria-describedby=\"caption-attachment-6431\" style=\"width: 600px\" class=\"wp-caption alignnone\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-6431\" src=\"http:\/\/theburn.com\/wp-content\/uploads\/2018\/06\/Screen-Shot-2018-06-02-at-8.33.27-AM.png\" alt=\"\" width=\"600\" height=\"414\" \/><figcaption id=\"caption-attachment-6431\" class=\"wp-caption-text\">Image here and at top: Saul Centers<\/figcaption><\/figure>\n<p class=\"p1\">A <strong>recently released plan<\/strong> for Ashbrook Marketplace shows the 29,000 s.f. <strong>Lidl store<\/strong> as well as a nearby <strong>gas station<\/strong>, marked as PMG. PMG is a fuel industry company that works with many gas station brands, so it\u2019s not yet clear what gas station and convenience store might go there. (Ignore the compass marked &#8220;N&#8221; in the corner. Best as we can tell, that&#8217;s more northwest.)<\/p>\n<p class=\"p1\">There are <strong>three additional retail buildings<\/strong> that will be divided up into individual stores and businesses. There are also <strong>three pads<\/strong>. Pads are <strong>stand-alone sites<\/strong> that businesses can build on \u2014 such as fast-food restaurants, banks, auto service shops, etc. In the diagram, you\u2019ll note that all three pad sites\u00a0<strong>include what appear to be drive-thru lanes<\/strong> around the buildings, but those designs are <strong>probably\u00a0not set in stone<\/strong>.<\/p>\n<figure id=\"attachment_3635\" aria-describedby=\"caption-attachment-3635\" style=\"width: 600px\" class=\"wp-caption alignnone\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-3635\" src=\"http:\/\/theburn.com\/wp-content\/uploads\/2017\/08\/Screen-Shot-2017-08-03-at-2.57.51-PM.png\" alt=\"\" width=\"600\" height=\"406\" \/><figcaption id=\"caption-attachment-3635\" class=\"wp-caption-text\">Image: Google Maps<\/figcaption><\/figure>\n<p class=\"p1\">If you look on the <strong>large empty lot<\/strong> where Ashbrook Marketplace is to be built, you will see it is <strong>nestled up close<\/strong> to the existing <strong>Ashbrook Commons<\/strong> shopping center. This plan will put the Lidl store at the <strong>edge of the existing Harris Teeter parking lot<\/strong>. And the new gas station will sit kitty-corner from the <strong>current Shell gas station<\/strong> \u2014 a literal stone\u2019s throw away. The properties have two different owners so it will be an <strong>interesting dynamic<\/strong>.<\/p>\n<figure id=\"attachment_2111\" aria-describedby=\"caption-attachment-2111\" style=\"width: <strong>subject to change<\/strong>) call for crews to break ground on Ashbrook Marketplace <strong>later this year<\/strong> with a target of stores starting to open in
