Loudoun unveils huge new lifestyle development called Rivana

The project would include a retail village filled with shops and restaurants.

Just like residents in Loudoun say they are headed to One Loudoun, Loudoun Station or even the Reston Town Center for dining, shopping or work, they could one day say they are headed to Rivana instead. County officials today unveiled a first look at the proposed Rivana at Innovation Station, a huge 103-acre development at the intersection of State Road 28 and 267.

Rivana would include:

  • Nearly 2,000 multi-family housing units
  • 1.8 million s.f. of office space
  • 185,000 s.f. of retail
  • a 265-room hotel
  • an 11-acre park, as well as other green spaces

The first phase, which will include 250,000 s.f. of office space, is scheduled to break ground in 2022 and should open in 2024. The entire development will be served by the Innovation Center Metro station on the upcoming Silver Line extension to Loudoun County.     Starting at $600,000 per studio apartment?! And featuring a 1/4 million sq.ft. of office space that nobody really wants, as offices all across Loudoun County and the country continue to go unused. They would unfortunately make better use of the land by building a data center or Amazon warehouse.

      Just wait, those office space will turn into extra housing. Watch how the plan changes over time and BOS cave again. This center will have half the office space and add an additional 1000 housing units, claiming 5 are affordable. BOS will pat themselves on the back on such a great job of negotiating.

    Loudon needs less commercial real estate development, more diversity of nature, more community and ecological inclusiveness. This is more evidence of pure greed and a cash grab developers and superintendents. How about a skatepark, mountain biking park, or a community center to be more inclusive of all the cultural variances in Loudoun?

    Wait for the big tax on property from Metro that nobody rides. Other developers around/near metro in Loudoun are sitting empty because of high cost. No mention of overcrowding of schools, more schools will need to be build somewhere.
