We have our first look at a new shopping center planned for the north side of Route 7 in Ashburn. The Riverside Square development recently released its first images and details on the types of retailers its hoping to attract.
Monument Realty is developing Riverside Square between Ashburn Village Boulevard and Lexington Drive, north of 7. As you can see on the graphic, eventually Riverside Parkway will be extended and incorporate part of Lexington Drive and then continue onwards southeast to join up with Loudoun County Parkway. When that roadway is done, the Lexington Drive intersection with Route 7 will be closed and the lights will be removed, helping traffic flow on the highway.
Meanwhile, the new Riverside Square center is looking to have multiple retail and restaurant sites, including several drive-thru restaurants. There’s also a spot for a gas station/convenience store and possibly a daycare or office building. We’ve also seen plans that suggest an automotive center is a possibility.
No word yet on when construction crews will break ground on the project. The Burn has heard a variety of rumors about possible tenants at Riverside Square, but no official word on any leases signed yet.

Can you say to what the rumors are for the possibl stores/restaurants
I’m working on it. I don’t like to report pure rumors as there are hundreds of rumors circulating around Ashburn. I try and wait until I have something at least partially definitive. Getting close. Stay tuned.
Any update on when the light at the Lexington Drive intersection with Route 7 will be removed?
Looks like the Manhattan-izing of Loudoun is complete. Or was it Fairfax-ing Loudoun?
In less than thirty years too!
